Frequently asked questions

Weekend bookings require a minimum spend of £15,000 to open the venue, as the venue only operates during weekdays normally. This minimum applies to the total event cost including venue hire, catering, and any additional services.

Contracts must be signed within 48 hours of receiving a provisional hold to secure your date. Payment terms require a 50% deposit within 14 days of signing the contract, with the balance due prior to the event date.

Standard venue hours are 8:00am to 5:00pm on weekdays. Early access before 8:00am or late access after 5:00pm/11:00pm (depending on event type) incurs additional charges of £1,250 + VAT per hour.

Payment can be made by BACS transfer, phone payment, or payment link (AMEX not accepted on payment link). AMEX payments are accepted via PDQ machine over the phone but incur an additional 5% charge of the invoice value per payment.

Dates can be held provisionally, but if another client requests the same date, the venue will deadline the original client within 48 hours to make a decision. The space remains liable to sell until a contract is signed.

St James 1 can accommodate up to 60 people standing, while St James 2 can hold 50 standing, 40 banquet, 32 cabaret, or 50 theatre style. The rooms are interlinked and can be used together for flexible working space.
