These interlinking rooms are easily opened up into one larger room or used separately, they give you the option of using as a breakout or catering or expanding the space to suit your event. The Business space consists of two interlinked rooms - St James 1 and St James 2. St James 1 accommodates up to 60 people standing, while St James 2 holds up to 50 people standing, 40 for banquet seating, 32 for cabaret style, or 50 in theatre layout. The rooms can be used separately or opened up into one larger combined space for greater flexibility.

The venue operates from 8:00 AM to 5:00 PM on weekdays. Early access before 8:00 AM or late access after 5:00 PM incurs additional charges of £1,250 + VAT per hour. Weekend events require a minimum spend of £15,000 to open the venue.

Meeting rooms include built-in plasma screens, flipcharts, and HDMI connectivity. For larger events requiring additional AV such as projectors, microphones, or staging, separate AV quotes are provided based on specific requirements.

Meeting room hire costs £550 + VAT for half-day bookings and £1,000 + VAT for full-day bookings. Any hours extending beyond 6:00 PM are charged at £100 + VAT per hour.

Searcys provides award-winning catering with packages including filtered water (£3.75 + VAT per person), tea/coffee and pastries (£7.00 + VAT per person), and sandwich lunches (£23 + VAT per person). External catering is strictly forbidden in the venue.

A signed contract is required to secure the booking, along with full payment of the hire fee and catering package prior to the event date. Payment can be made over the phone or via bank transfer, with a remittance copy required for BACS payments.

Dates can be held provisionally, but the venue can deadline other clients within 48 hours to make a decision if there are competing bookings. Contracts must be signed promptly to secure the space as it remains liable to sell until contracted.

The venue is fully accessible with accessible toilets, lift access, and ramp access available. The venue is located just 5 minutes' walk from Piccadilly Circus and 4 minutes from Charing Cross station.

Setup access is typically included within the booked hours. For events requiring extensive setup, early access can be arranged for £1,250 + VAT per hour before 8:00 AM. The venue provides security and cloakroom services as part of larger event packages.

A 50% deposit is typically required within 14 days of signing the contract, with extensions possible in certain circumstances. Cancellation terms and conditions apply after contract signing, though specific cancellation policies vary by event type and timing.
